Problems again we are showing £9,300 equity this was in januaray before the drop in house prices valuation done by an estate agent. OR said they will accept an offer, i put in £3,500 this was rejected as expected. But they have said they will look at something nearer the price or if i can prove house price as gone downthey will look at my offer again. i was considering going for a surveyor. any advice????? we was valued in jan at between 115,000 and 120,000 OR took this as 118,000.

I agree - and ask for it based upon a forced sale rather than open market.

Hi Tracey,

I personally wouldn't bother with an estate agent valuation as in the current market, they are pretty meaningless. I would suggest getting a surveyor's valuation.

Hi there

an estate agent will value the property for sale whereas a surveyor will value the property for mortgagability.

Suggested route is get an estate agent to value the property THEN pay for a valuation and let them know what the estate agent has valued it for. It is unlikely that he would value it at the same price.
