 idiot estate egents..

I really do think some agents need educating about the general debt thing, DMP, IVA BR and CCJ's.

Think we have finally secured a lovely house, agents want 6 months up front, say that a guarantor is not acceptable. The agents are complete idiots they dont seem to have a clue. we have told landlords how incompentent they are and asked if we could deal direct if we compensate them for the charges they would incur, they are getting back to us tonight.

The agents were just going to put hubby thru credit check as he only has a joint ccj which was satisfied and paid in full, it is over 5k. Agents then later went onto say a ccj over £5k is an instance decline, so not even going to do checks. He said that a ccj over £5k is worse than an IVA or BR!!!, its a ccj which is paid, I think he must be living on a different planet to the rest of us.

Just wandered if anyone else had come across this in the rental world.

Finally heard from landlords today, they want to stick with agents for the hassle free element, but are going to tell them that they want an extra £1100 deposit making it a £2k deposit and then a monthly payable rent. Landlords say that they will tell agents that thats what WILL happen as its their property and they will decide how its done.

Cant beleive we finally have the property we loved!!

Thanks everyone for your support, we can now concentrate on a lovely xmas and will be moving last weekend in January.

I know what your saying. Its really silly apart from holding our hands up to say we are struggling with ur debts and doing something, i almost feel like we are being penialised for going BR when i would have said if they thought about it we are in a better position to pay.

I would like to add that I am also involved in letting property, and I would agree that whilst some agents and landlords can be sympathetic, it's usually the ones that had been through a similar experience - which as we know is more and more people. Part of the problem, or reason for declines etc however is that some insurance companies and specific poilcys and mortgage companies etc usually need to see a tenancy agreement, or a satisfactory application to approve the tenancy, therefore making it harder for agents and landlords to get approvals - even though they are fine with situ.. I think in todays society, there should be definate procedures for processing, that all interested parties adhere to. Usually, a guarantor would surfice, but it appears to differ agent by agent and/or location by loction..

Sorry for the ramble!

I wont actually name the agents but they are countrywide and initial are BE. They really are a bunch of incompetants. Will let you know if we get any joy with the landlords, they are really lovely people.

Really sorry to hear this for you,We have just found a property to rent and put down that i was BR and OH had ccjs we could provide a guarantor ----- passed with flying colours and we don't need a guarantor still trying to pick myself off the floor!!
So it seems that it really does depend on the agents themselves and who they use for dredit checks if you don't get this property i hope you find something else which will br tons better!!

I am involved with an Estate Agents and we have just set up a lettings arm (its the onlt thing that is making EA's and monet at the moment.)
As a result of what I have just been through we look at referencing with a VERY sympathetic view.
I do know of another letting agents locally who have also relaxed the criteria. (They say if they hadnt they would not have had any potential tennants pass the credit check!!)

Move to North Wales gettingthere, start a new life and we will find you a house!!!
