As a few of you already know, had a few problems finding a rental property but finally today we have had confirmation that we have the house we wanted.

We checked out "strongly" with work references, bank refs and hubbys landlord reference, but failed the credit check (you dont say)went BR in Oct 08. We were totally upfront with agents and landlords. They were fine with this said would need a guarantor. My mom offered and she was a very strong guarantor apparently, so contracts are being drawn up tommorrow for a moving in date for end of February.

Just be totally honest and upfront with the landlords/agents - any decent agent with pass the info straight onto landlords which ours have. So there is no finger biting as to whether the OR will contact agents/landlords as they already know, so it doesnt matter.

You will be surprised what situations landlords have been in previously and could well have been BR themselves so will know what you are going through.

If you are reading this thinking should I shouldnt I, but are having sleepless nights, panic attacks, endless phone calls at all hours pick up the phone, make the call. I am not saying that BR is the easy option by any means it is a very serious business but I had nothing to lose but my sanity to regain.

Good Luck to everyone, who has court dates, interviews etc soon. I know with hindsight I would have gone BR years ago, but was scared of what would happen to me and my family. We have grown stronger than ever, no arguments about money etc.

Thanks Jo and Jenny,

I am soo looking forward to being a family again (me and hubby moving back in together), when we know the shortfall when house is sold etc, he will most likely have to go BR but at least we know whats involved.

Heres to 2009.

Thanks - our landlords are actually going to retire to Spain we get on with them really well up to now, so you never know we may get an invite, cheap holiday lol. We are going to get a 12 month contract initially rather than 6 month and then rolling 12 month contracts, moving date 27th Feb - they are flying out on the 26th - so waggons roll - argghhh.

Thanks again everyone and yes Jo lets all hope for ED. x

Hey Gt

Thats such good news for you - congratulations !

I too hope that 'onlookers' will have the courage to post or follow your advise, as, like you say landlords could be in the same situation in no time.
