Hi All
I have been asked by the OR to get three valuations on my house, to establish the equity, (if there is any) to decide the BI amount.
Is this normal?? Has anyone else had to do this?
I dont particulary want to let estate agents know why I need a valuation!!

Any comments welcome

If the OR has requested 3 valuations it is only in your interest, so many people have been quoted a higher than expected valuation by the OR due to the fact they have done a 'drive by' valuation, at least if you are to obtain the valuations, you have a bit of control over the end figture - remember to get the estate agents to give you a 'quick sale' figure which is the figure they usually reduce to after 6 weeks or an 'enforced sale valuation' as you do not want a 'market valuation, you want a likely 'sale figure' just tell the estate agents you want a quick sale due to transfer in owrk or something...I would get 3 low figures (even if this means getting out 6 estate agents pretending to sell the property, it is easy to then say you've changed your mind)

Hi,

Don't know if it is normal to get three valuations, but you do not need to tell estate agents why you are having them done.

Just tell them you are planning to sell the house - they don't need to know that it's not the truth.
