| I''m in the process of bankruptcy. And I need to rent a property, but most letting agencies run a credit check. So how can I rent a property as I fail the credit check. |

Hi dragonfly and a warm welcome to the forum! :-)
We went BR 2 weeks ago. I'll tell you what we did with regards to the house and renting. We followed advice from here and went about securing a rental property BEFORE BR, to give us the best chance of passing the credit checks. The first thing we did was to phone around some lettings agencies anonymously, to ask them what their credit checks involved and also what would happen if we were to go BR at a later date, providing we did pass the checks and secure a property. We were told in most cases that the credit checks were only for CCJs and BR. As we weren't actually BR and had no CCJ, we knew we'd be ok in this respect. Some angecies told us they would have to ask us to leave if we went BR, or at least that they couldn't promise we wouldn't be evicted. We phoned some smaller ones though, whose attitude was much more understanding, saying, 'there are ways round these things', or, 'We'd rather have someone in the property than have it empty. We see no problem if you are still able to pay'. So we went with one of these agencies and looked at their list of properties available and found one we liked and moved in! We went BR 2 weeks ago and asked the OR if our lettings agent and therefore our landlord would need to find out. She said we'd discuss it later. As it turned out, our landlord came to see us last week and we chose to be honest with him. He was fantastic and said he has no problem at all with us staying here as long as we pay the rent and look after the house!
So...I would say to you to try to get somewhere sorted PRIOR to BR if at all possible, to avoid having the BR on your credit file at the time of applying. Try smaller lettings agencies to see if they're more accommodating. And if all else fails, maybe try the private landlords, the ones who advertise in the paper or in newsagents' windows etc as they tend not to credit check.

You could always rent privately through a private Landlord - they would not do a Credit check on you. |

| Im in the same boat I have spoken to mant agents in the last few days, all who have said "dont worry there are a lot of people in your position". If you have someone who can stand as guarantor who will pass the credit check you will be fine _ alternatively paying 6 months up front but guarantor in the best option - agents have also said it makes no odds whether its before or after BR as my credit history is shot to pieces anyhow. i found a rented property by walking down a street and seeing a to let sign and a mobile no in the window. rang it told the landlord my situation and he was fine about it. moved in 1st sept.
when i asked around local estate agents they did not want to know.
look in shop windows and local papers or put an advert in yourself |
