Hi Folks Quick question re landlords. Today we have found a place to rent (thank God) all the checks have come back fine and my Mum is acting as gurantor for us and all the papers have been signed....if nothing else happens looks like we can move in next weekend......I was up front with the letting agent, told her I had surrendered my property last week and was planning on going BR in about 6 weeks time, she was brilliant and said that as we had a guarantor all should be ok. My question is do we now have to tell the landlord as well or will she have likely done this?. I have to say one agent we tried were awful and said they dont deal with people like me!, but these were first class, made the process so easy (or so it would appear....not counting my chickens until we have the keys) Anyway thanks to everyone for all their help with my endless questions. |

Hi David My circumstances were similar to yours, I surrendered my property and went into rented before going BR, all checks were fine with letting agent and a month after moving in we went BR. Unfortunatly the OR contacted my Landlord shortly after BR. MY landlord was ok with this once i assured him I had the means to pay the rent,so it may be worth while contacting your Landlord and explain the situation. |

well done for finding a nice agent they are out their
as you have a good relationship with the letting agent how about asking them what they would prefer you should do ?
as you have a guarantor and they have agreed to allow you into the property it is all about building relationships of trust.
starting to get it all sorted well done

Thanks for the advice both of you, I will ask the letting agent what she thinks. I am starting to feel morepositive now, things are being done in the right order and I'm moving on .....this isnt the end its the beginning of a new era. Thanks for all your support it has been a life line and I'm sure I will be back again before I go BR

Hi
I had an estate agency and letting agency and we used to accept BRs as tenants (normally with a guarantor).
The relationship you will have will essentially be with the agent. Mention it to him/her. However, the OR may not see the need to contact the landlord, maybe only the agent.
I think move in and get the BR dealt with and see what happens - Ask the OR to deal with the agent
