Hi me again. As i mentioned in previous thread I did not cancel my mortgage payments in time so to my Mortgage provider am still a model payee. I may have tenancy on rented property in couple of weeks so will vacate my house. Can people who have had experience of this let me know that they did about bills? I am hoping to transfer most bills, gas/electric/council tax/home insurance to my new address but just want advice on leaving my house empty? I intend, once settled in new place, letting my MP know that i intend to voluntarily surrender. Do I need to keep things like buildings insurance paid? If I switch everything off can I trip back and forth to carry things out so save on large removals?

We did exactly what you’re planning to do back in Dec 08. The last mortgage payment we made was in Nov 08 and then we used the Dec payment to fund the BR fees. We sorted a rental property out in Nov 08 and the declared BR on the 2 Dec, leaving the old house the day after. We spoke with the mortgage company at the time (RBS) and I have to say they were really nice about it, they asked us to simply post the keys back with a covering letter via Recorded Mail after we had cleared all of our belongings. We took utility readings and phoned them through to the companies and made sure we then cleared any outstanding payments and then just set everything back up at the new house. We also told the Council who said that we would not be liable for any council tax on the house from the day we moved out, however if it was still unsold after 6 months we may again become liable to the tax. We left the house up for sale and the estate agent we had appointed back in the summer and they continued to show people around, we let the mortgage company know who was marketing it and they were happy with this. Pretty much nothing happen for 2 months and then at the start of Feb 09 the mortgage company sent people in to change the locks, they also taped up the letter box with bright yellow tape and stuck big notices in the windows inviting any one that may have claim to the property to contact them ?!!! This I found a little upsetting as the whole neighbourhood now knows what happened to us.

I believe the estate agent now has a buyer for an amount that more than covers the outstanding mortgage and the OR will get the rest towards our BR. Although to was hard at the time, we now feel relieved and safe in our rental property and all the endless calls from creditors has gone away. The courts and OR have always treated us extremely well and could not have been more helpful to us at a very difficult time. We are now making IPA payments which are affordable and life is improving month on month.

Thanks Focus, that does help. I have hopefully secured rented property whilst my credit history is not too bad. How long did you have allowed to go back to your previous property? Just trying to save on transporting everything. I did care about neighbours thinking whatever but now feel I am fed up of what other people think cos worrying too much about other people rather than myself got me in this trouble in the first place. The irony of it all is that I helped somebody, who used to be be very special to me, from the bailiffs and hey ho, at my cost.

The mortgage company merely said that they didn't want the keys back until we had cleared the property, which we did in 2 days at the start of Dec 08. To be honest our mortgage company probably wouldn't have bothered us to much for the few months of non-payment, so we could have delayed the voluntary repo for quite some time. However we just wanted to get things moving along quickly, as we felt the quicker we start things the quicker they will eventually end !! From our experience, if you deal with the mortgage in an upfront and honest way, they will treat you with respect - however if you simply go quiet on them they won't like it.

Like you I have now gone beyond caring what others think, at the end of the day the decision was not taken lightly but it was the most sensible and correct course of action for us. We also got into this mess trying to help others out (the in-laws) of their financial mess by remortgaging our house back in 2006 and giving them the money to clear creditors and mortgage arrears. However they soon stopped repaying us and then we quickly went down the pan ! You live and learn !

That sounds so much like me. Helped others who promised to pay back. I read on previous thread that I need to be 3 months in arrears before I can voluntarily surrender but sounds like you did it straight away? I am more than happy to be upfront with people but dont want to jeopardise my future renting etc. so that is why I held back on stopping mortgage etc. I think once I get confirmation that I got my rented place I then ring up mortgage company and tell them I going for BR. Reckon I will then go for BR in next few weeks. Just want an end to it all and fresh start. Thanks for your advice. Most appreciated.

Also meant to add that once I go into rental property and my bills go down, no credit cards or loans, then my disposable will be decent, so reckon I will get big IPA. At least with that it is time limited and I can finally put all the proverbial in my life behind me, without opening envelopes and thinking "this is not my fault" .... just need new start. Mainly why I did not do IVA cos could not think for the next five years constant reminder of how people have used me.
