 hi everyone, my partner and i both went bankrupt

hi everyone, my partner and i both went bankrupt in feb he has now had a letter regarding the BI in the house..part of it says they will require payment of their solicitors costs in advance of the transaction..is this the £211? or will we have to pay more? it then says there are some other points to consider..the purchaser may want to employ his/her own solicitor or licenced conveyancer to act for him/her . do we have to get a solicitor as well? thanks

Hi,

Yes, that sounds like the £211. As far as I am aware you don't need your own solicitor unless you really want one and this will also cost you more money.

hi there
i have just bought my B/I back off the O/R and i just payed the 211 fee and left them to sort it and low and behold 2 weeks later got paper work through to say transaction had been completed, restrictions lifted
it was that easy

hi,thanks for the comments its made it clearer now, what does restrictions lifted mean? sorry to sound a bit thick but i am at the moment my heads fully loaded..

we still need a valuation do we have to pay for that, im not a very good liar and probably end up telling them the reason why we need it valued, or do they do free valuations no questions asked? any advice greatly appreciated.

You will probably need to get the valuation but just tell the Estate Agent that you need to move due to new employment so want a quick sale. This should mean that they give you a realistic price rather than the one that they would put the house on the market for originally and then reduce in 6 weeks time.

the O/R will have put a mark on the land registry so if you sold the house this would show up on the land registry search people have to do when they buy a house
this is removed when you have paid the 211 fee and paper work is completed, hence restrictions lifted

also i got a estate agent round,told him i had split from my wife and if he could supply me with a written price for the house and my wife agreed with the price i wld put it on with them
hehe
once i had the price on paper i sent it to the O/R
